Bat Control

Bats in the attic can leave droppings, stains and odors and create health risks for your family. We look for where they're getting in, exclude them humanely, and seal the openings we find to help keep them out.

Raccoon Control

Insurance tip: Some homeowner insurance policies cover raccoon damage as mammal damage. We have a licensed public adjuster on staff who can help with your claim.

Raccoons tear into roofs, soffits and vents to nest in attics and chimneys, ruining insulation and leaving behind dangerous droppings. We remove them and repair the entry points to help keep them from getting back in.

Raccoon Inspection & Trap Setup — $450

Your initial service is performed by Christopher A. Aumiller, a licensed Illinois roofer, licensed public insurance adjuster, and experienced nuisance wildlife professional.

Your $450 inspection and setup fee includes:

  • ✓Initial wildlife inspection: Evaluate raccoon activity and identify accessible entry points.
  • ✓Professional trap setup: Position and secure the trap based on the inspection findings.
  • ✓Roofing and damage assessment: Examine accessible affected areas for damage and explain recommended repairs.
  • ✓A clear plan: Explain the next steps for removal, entry-point repairs, and preventing animals from returning.
  • ✓Insurance policy review and damage mitigation: With a copy of your insurance policy, review coverage provisions and exclusions to assess whether wildlife damage may qualify for a claim. If the damage is covered, reasonable temporary repairs to protect your home from further damage may also be eligible for reimbursement. Trapping necessary to stop ongoing damage may qualify as a mitigation expense, depending on your policy and the circumstances of the loss. We assess whether these costs can be included in your claim. Coverage and reimbursement are not guaranteed.

Bat attic inspection: $175 minimum (local service areas)

Prices are for local service areas on low-pitched roofs, one to two stories. Steep-slope roofs or jobs that need scaffolding have an added labor charge on the setup fee.

The $450 fee covers the initial inspection and trap setup. Animal pickup, additional service visits, repairs, exclusion, and cleanup are priced separately. Insurance coverage and payment are subject to your policy terms and the insurer’s claim determination.
